Valuation fees
Before any Residential or Buy to Let mortgage is approved, your clients will need to decide which type of valuation they want. Our valuations are managed by e.surv Chartered Surveyors. The following options are available.

External re-mortgages outside of Switch & Save will have a non-disclosed valuation fee applied. For properties valued up to £1m the fee is £175, thereafter please refer to the Woolwich valuation fee scale.

All fees are inclusive of VAT. We reserve the right to amend fees in line with any change in the rate of VAT.

Definitions

Woolwich Valuation - This report provides a statement of the overall condition of the property, highlighting structural movement and essential repairs. The Woolwich Valuation is suitable for properties of conventional type and construction that are apparently in reasonable condition. Generally speaking this will take up no more than half a page.

RICS Homebuyer Service - More detailed than the Woolwich Valuation, approximately 8 pages will comment on issues such as dampness, movement, decay and other significant repair items. The surveyor will provide advice on the areas requiring attention including a prioritised action. Not suitable for properties of unusual or extensive construction.

Building Survey - The most thorough report available. Approximately 15 pages provide our customer with the details as with the RICS Homebuyer Service but also describe the structure and comment on the state of repair, cracking, etc. The surveyor provides advice on areas requiring immediate attention, or further investigation before our customer makes the purchase.

Buy To Let: This is a non-disclosed valuation report carried out solely for Woolwich's purposes. Where an applicant offers as security the Freehold of a property that is arranged as a number of self-contained flats/units, a valuation fee per flat will be charged.

Clients will receive a 10% discount off the above BTL Non-disclosed Property Risk Assessment (PRA) fees where the security offered is:

  • Multiple BTL units in the same building/block, or
  • The Freehold of a property that is arranged as self contained flats/units and one overall report is required.

This discount is conditional on the surveyor instructed being able to access all units on a single site visit.

If your client wishes to see the results of the BTL valuations, a Woolwich valuation must be instructed with full valuation costs paid by them.
